Understanding HOA Rules for Backyard Additions and ADUs

Nowadays many people want to build new rooms or small houses in the backyard of their house. The Homeowners Association (HOA) makes certain rules to govern such construction works. These rules are made so that the beauty and order of the neighborhood is maintained and everyone gets a good living environment.

It is important for every homeowner to follow HOA rules. Failure to comply with these rules can result in fines and sometimes even the demolition of the extra room or structure that has been created. Therefore, these rules should be understood well before starting any construction work.

1. Minimum and Maximum Size of Backyard:

The HOA sets some rules regarding the size of our backyard. The back part should have at least enough space that is useful for everyone. The size of the backyard is decided according to the size of the main house which is beneficial for everyone.

HOA regulations require that empty spaces be left in the backyard. This place is important for trees and greenery which is good for the environment. There should also be a children’s play area in the backyard which helps in their development.

The HOA also decides how much space can be constructed in the backyard. This rule is made so that there is enough open space in every house. There is a constant flow of air and sunlight through the open space.

It is necessary to get the measurement of the place done by the HOA before construction.  HOA officials come and measure the place and tell them how far it can be built. All people benefit from such a system.

2. Height Range of ADU:

The HOA decides how high the ADU can rise.  The height of the ADU should not be higher than the main house which is an important rule. This rule is made so that the privacy of the neighbors is maintained.

There are certain rules regarding the height of the ADU which can vary from place to place. In some localities, one can build a one-floor ADU which is the trendiest. It also maintains the beauty of the neighborhood.
